Mamaroneck Coalition for Affordable Housing: 2023 Platform

Given …

  • Housing is at the center of our lives, offering a place for peace, stability and well-being.

  • Mamaroneck’s housing is heavily skewed to high income earners,  resulting in greater pressure on our limited portfolio of affordable options.

  • Mamaroneck is a community that prides itself on its racial and socioeconomic diversity.

  • Many of Mamaroneck’s limited affordable housing options are located in flood prone neighborhoods.

The Mamaroneck Coalition for Affordable Housing seeks the commitment of current and future elected representatives on the following critical affordable housing platform. In endorsing this platform, you agree to:

  1. Define Affordable Housing in our community as housing that serves households at or below 60% of AMI.

  2. Work to update zoning text to reflect critical affordable housing goals prioritized in a number of local Comprehensive Planning documents. Updates should address:

    1. Expanding and strengthening Transit Oriented Development districts and adopting smart growth goals.

    2. Utilizing demonstrated planning and design concepts that prioritize safety, resiliency and sustainability measures to protect residents, their homes, first responders and the community during severe weather.

    3. Review and update current zoning code language as it relates to accessory dwelling units (ADU’s) in order to expand their use as a viable option to increase the affordable housing stock and support small landlords.

  3. Exclude all affordable housing from current or future development moratoriums. The need for affordable housing is pressing and persistent, and elected officials in all municipalities need to acknowledge this by having the courage to act, and now!

  4. Prioritize majority affordable housing uses on public sites before other uses are entertained, where feasible.

  5. Develop clear goals to preserve existing affordable housing units. Preservation efforts should include identifying incentives for owners who maintain rents at affordable levels and identify rental support for tenants where possible.

  6. Commit to regularly communicating opportunities to your constituency regarding County and State programs with housing benefits for owners and tenants, including efforts targeted to seniors and landlords who agree to maintain rents at affordable levels.
